300 Stillwater was acquired in 2005 by Spinnaker Real Estate Partners and partners. The property is a 155,000 square foot office/warehouse/R&D flex building in Stamford, CT. It sits on 7.3 acres, was 86% leased at the time of acquisition, and includes a parking area of approximately one acre, which was rezoned for residential use.  Since acquisition, Spinnaker signed a lease with World Wrestling Entertainment for 18,000 square feet, which brought the building to 97% occupancy, and renewed a lease with a subsidiary of Olympus Corp.  In 2007, Spinnaker successfully changed the zoning for the development of a 5- story, 60-unit mid-priced residential complex on the parking area. The building was sold at a significant profit in 2009 and the abutting entitled parcel is currently under contract for sale.
