The project consists of the redevelopment and adaptive re-use of nearly 1,400,000 square feet in several prime downtown St. Louis buildings: St. Louis Center, The Dillard's Building and The Mercantile Library.
The St. Louis Cente devevelopment plan consists of 121 loft condominiums with 351 parking spaces and 87,000 square feet of high-end retail oriented to the street which will transform the city's urban fabric and create new energy for the commercial, residential and retail uses that surround it.
The Dillard's Building is 611,000 square feet with a 10,000 square feet atrium and is the lead project in the planned mixed use multi-building district called the Mercantile Exchange (MX), which will include 360,000 square feet of ground floor street-facing retail.
The Mercantile Library, a 280,000 square feet building located directly across from St. Louis Center that was purchased speculatively due to its proximity in the MX, is currently contemplated to be a mixed-use redevelopment of housing and creative office space.
